The details matter

Clear information for your next insurance decision.

01

The building and its condition

Construction, occupancy, facilities, defects and planned works all help describe the property accurately.

02

Values and policy sections

Have your latest valuation and schedule ready so we can discuss insured values, selected sections and excesses.

03

The renewal decision

We’ll help you understand key differences between available options and identify outstanding information.

Whether you’re an owner, committee member or strata manager, we’ll help you work through the information insurers need and explain the available options.

Before you choose

What should you consider?

  • Building and common-property cover options
  • Public liability and other strata policy sections
  • Valuations, excesses and policy exclusions

These are topics to discuss, not a statement of cover. Terms, limits, exclusions and availability vary by insurer and policy.

What affects the premium?

Location, construction, building condition, sums insured, facilities and claims history.

What will you need?

Have your current schedule, building details, valuation and claims information available.

How can Royal help?

We help you compare suitable options available to us and explain the differences. You can also turn to us for claims support and renewal assistance.

An Advisor on your side

Know what happens next.

A clear process, from your first enquiry to your decision.

Start with your current schedule.

Send the information you have. We’ll identify what else is needed for a review.

Request a policy review →
  1. We understand the request

We discuss your activities or property, timing and any particular requirements.

  2. We work through the information

We identify missing details and seek suitable options available to us. More complex risks may need further insurer questions.

  3. You understand the options

We explain the proposed cover, costs, excesses and key conditions before you decide. We confirm when cover has been arranged.

Your questions, answered.

Can an owner or committee member start a review?

Yes. Tell us your role and the property details. We’ll clarify authority and the information needed to proceed with the scheme’s insurance review.

What documents are useful for a strata renewal?

Start with the current schedule, renewal offer and any recent insurance valuation. Claims information and details of building works or known defects may also be needed. You can begin without having every document ready.

Can you discuss commercial or mixed-use strata?

Yes. Tell us about the residential and commercial occupancy, the activities carried out and any shared facilities. Availability and terms depend on the individual building and insurer assessment.

Does strata insurance replace an owner’s contents policy?

Do not assume the scheme’s policy covers all property or liabilities within a lot. The policy wording, ownership arrangements and applicable rules matter. We can help identify questions to check for your situation.

Does requesting a quote start my insurance?

No. Sending an enquiry or quote form does not put cover in place. We will explain the next steps and confirm when cover has been arranged.
